T1 is the first of TWT Property Group’s buildings in the St Leonards precinct. It celebrates the spirit of St Leonards as a bustling and progressive community, with its artful and fluid design sitting naturally in the urban context.

Experimenting with a new dynamic sculptural form, its ribbon-like profile encapsulates the visual quality of movement, light and shadow.

The building certainly made an impact. T1 was a finalist in the 2014 Sydney Design Awards, an annual snapshot of the sophisticated design culture in the vibrant Sydney marketplace.

From conception, TWT Property Group knew they wanted to do things better. Architects & Partners were engaged to deliver a more imaginative and fresh approach to the building and set it apart from generic blocks elsewhere on the street.

Workshopping ideas, the architectural team played with long ribbons in the office and watched the way the air danced across them, creating dynamic motion. T1’s exterior design drew from this kinetic real-life ribbon play, taking the shape of fine layers of fabric that appear to ‘dress up’ the building.

A work of art was born.

A flourishing

When TWT Property Group developed T1 in St Leonards, we didn’t stop there. We soon turned our thoughts towards the creative life of the immediate precinct.

In collaboration with art activation group, Brand X, the TWT Property Group Creative Precinct was born. It was a major turning point in shaping the cultural landscape of Sydney’s lower North Shore.

Brand X Director, James Winter is a leading authority in making creative use of vacant spaces. He works closely with TWT Property Group, local councils and key arts organisations to provide affordable space to the arts community and enhance the precinct’s cultural life.

“The spaces that make up the TWT Property Group Creative Precinct held great potential to transform St Leonards into a corridor for celebration, collaboration and belonging,” says James.

“We brought in photographers, painters, art consultants, rehearsal and gallery spaces and creative retail. It brought new energy into the area creating a revived, artistic boulevard injecting eclectic cultural life into the surrounding streets. It has become a destination for visitors, locals and artists alike.

“The artists love it. The community loves it. It brings in life, vitality and a sense of connectedness, making creative endeavour part of the ecology of the area.”

Cre8tiv Studios’ helps people find their inner artist.

Contemporary artist, Yvonne Levenston, manages the low-cost studios and art space where school students and adults come to learn, explore and draw out their artistic talent.

“I’ve lived on the North Shore for most of my life but always had my studio in other parts of Sydney due to lack of local options. Finding affordable creative space here in St Leonards makes things so much easier.

Yvonne’s work on gorillas, orangutans and chimpanzees peer out from the walls as she explores evolution, man and his effects on the environment and endangered species through printmaking, painting and sculpture.

“The space is perfect. We’re right next door to the fabulous ME Art Space and across the road from the Brand X visual art studio and gallery.

“It’s wonderful to be part of such a burgeoning creative hub and I’m very thankful for that.”

Part collective art space, part low-cost studio and gallery, ME Artspace is the realisation of a dream for Sydney artist, Debbie Mackinnon.

It was the second gallery to open within the TWT Property Group St Leonards Creative Precinct, returning colour and life to a space that was previously an empty florist shop.

“ME is a creative environment where like-minded artists come to explore their ideas and develop their painting potential,” says Debbie.

It’s an exciting addition to the art scene on the lower North Shore. Four artists-in-residence have studios onsite while the gallery hosts changing exhibitions through the year. Every Thursday Debbie also runs a vibrant painting group – Paint with ME.

“It’s where ideas can be unleashed and passions explored with encouragement and inspiration from others. There’s no ‘course’ as such,” says Debbie, “just a meeting of kindred spirits, where ME becomes WE”.

Contact Sheet is a creative hub for photography lovers and photographers of all levels with a keen desire to give back to its community.

The contemporary photographic art space presents works from national and international partners, exposing the photographers, creatives and the community to international artists and their practice.

They also mentor emerging and student photographers onsite delivering regular paid and free photographic workshops and mentoring programs.

Director, Paul McDonald, says they couldn’t have done it without TWT Property Group.

“Their support in activating this creative precinct has allowed us to run a business while also giving back with free programs. This dual focus means we can support ourselves while helping those who couldn’t normally afford it.”

“We mentor everyone, high school students and adults alike. Most recently we collaborated with Flashpoint Labs on a free 12-week ‘Changemaking’ program for recent migrants and those with indigenous backgrounds, followed by an exhibition of their work,” says Paul.

“Everyone benefits – us, the community and TWT Property Group – and that’s empowering.”

Some call him “the bike whisperer”. Ben Kamenjas, or Spirito as he’s known within the bike community, has created something of a spiritual home for the growing legions of Sydney’s bike obsessed.

He runs one of Sydney’s most unique bicycle workshops, Cicli Spirito, from the vibrant and eclectic TWT Property Group Creative Precinct in St Leonards. It’s a place where beautiful, practical bicycles are made and serviced with passion, care and traditional methods.

With the lower North Shore boasting one of the largest per capita increases in bike use in Sydney, Spirito feels right at home.

“It’s a great place for my bike workshop. Cyclists are social types and I enjoy sharing my knowledge and love of everything bikes.”

“I’m the community’s resident bike mechanic, bespoke maker, restorer, and friend. I like to think my bikes are not only a joy to ride but also to look at.”

The lifelong cyclist learnt his trade from traditional frame makers in Italy and the United States, bringing his wealth of expertise back to Sydney.

As well as servicing, repairs and hand-built parts, Spirito certainly adds colour, passion and practical bike know-how to the locality.

The Moody Chef is a bright, breezy and buzzy St Leonards café that gives sustenance and social focus for the precinct.

The business set and locals alike mingle on colourful chairs, enjoying famous all day breakfasts and inventive brunch options to complement the precinct’s creative vibe.

Owner, George Spinali, says the Creative Precinct “helps provide fuel and vitality that feeds in to the local business community”.

In fact, business has been so good The Moody Chef is expanding into other sites around the St Leonards area.

The relaxed atmosphere of the boutique eatery provides the ideal spot to grab a bite after exploring local galleries within the TWT Property Group Creative Precinct.

And, in the spirit of giving back, the Moody Chef also caters for the precinct’s regular and special arts events and Block Parties.

There’s a Moody shop too that offers a double dose of feel-good deliciousness with every product sold contributing $1 to the Cystic Fibrosis Foundation NSW.

Who do we collect personal information from?

TWT collects personal information from people who are potential clients and clients and from other people who are connected to its operations and activities – including employees, investors, investee companies, borrowers, service providers and suppliers.

How does TWT collect my personal information?

Whenever reasonable and practical to do so, TWT collects information about individuals directly from the individual.

We are not likely to disclose your personal information overseas, except as permitted by the Privacy Act, unless we otherwise advise you in writing.

Where is my personal information stored?

Your personal information will be stored on a password protected electronic database, which may be a TWT database, a database maintained by a cloud hosting service provider or other third-party database storage or server provider. All such personal information is maintained within the effective control of TWT. We have arrangements which require third party service providers to maintain the security of the information and we take reasonable steps to protect the privacy and security of that information, however, we are not liable for any unauthorised access or use of that information.

Your personal information will stay on the database indefinitely until you advise you would like it removed, unless we de-identify it or destroy it earlier in accordance with privacy law requirements.

Access to your personal information

TWT will, upon your request, and subject to applicable privacy laws, provide you with access to your personal information that is held by us. However, we request that you identify, as clearly as possible, the type/s of information requested. We will deal with your request to provide access to your personal information within 30 days and you agree we may charge you our reasonable costs incurred in supplying you with access to this information.
